Terms and Conditions
1. Who we are
Report Review ("we", "us", "our") operates from Christchurch, New Zealand. You can reach us on 021 360 227 or at reports@reportreview.co.nz.
"You" means the person or entity placing the order. By placing an order you accept these terms.
2. What the service is
You send us a building inspection report for a residential property. We read that report and produce a costed repair schedule: a list of the defects and recommendations the report contains, each with an estimated cost range, grouped by urgency, with each line referenced to the item number or page of your report it came from.
We also cross-reference your report against NZS 4306:2005 (Residential property inspection) and identify matters the report appears not to address. NZS 4306 is a voluntary standard, not law. Where we note that something is absent, that is an observation to help you ask better questions — it is not a finding that anyone has breached a legal obligation.
Your order also includes a telephone discussion with a licensed building inspector about the schedule.
3. What the service is not
This is important, so it is listed plainly. Our service is not:
- a building inspection — we do not visit, enter or examine the property;
- a valuation, a registered valuation or an insurance assessment;
- a fixed-price quote, a tender or an offer to carry out any work;
- a code compliance, weathertightness, structural, geotechnical or engineering assessment;
- legal, financial, tax or investment advice;
- a review of the quality of your inspector's work, or an opinion on whether their inspection was adequate.
We work only from the document you give us. We cannot cost a defect that your report does not record, and we do not know anything about the property beyond what the report says.
4. Ordering and payment
You order by uploading your report, accepting these terms and paying the fee shown at the time of ordering. Current fees are $179 for properties up to three bedrooms and $225 for properties of four bedrooms or more. All prices include GST.
Payment is processed by Stripe. We do not receive or store your card details. Your contract with us is formed when your payment is accepted.
If the property does not match the bedroom count you selected, we will contact you before proceeding rather than silently charging the difference.
5. The report you send us
When you send us a report you confirm that:
- you commissioned it, or you have been given it and are entitled to have it reviewed for your own purposes;
- you are not prohibited from doing so by the terms on which it was supplied to you; and
- you accept responsibility for sending it to us.
Many inspection reports carry copyright and confidentiality terms set by the inspector who wrote them, and some say the report is for the use of the person who commissioned it only. Those terms are between you and your inspector. If you are not sure whether you may have your report reviewed by a third party, check with your inspector before ordering. We use your report solely to perform your order and we do not publish or share it. See our Privacy Policy.
We may decline any report, and will refund you in full, if we consider we cannot cost it responsibly — for example if too much of it is unreadable, if it is not a residential property inspection, or if we are not satisfied you are entitled to supply it.
6. Turnaround
We aim to deliver your schedule within 24 hours of payment being received, and most are faster. This is a target we work to, not a guaranteed delivery time. If we are going to miss it we will email you and tell you when to expect it.
If you need the schedule by a specific deadline — an auction, an offer expiry, a finance condition — tell us before you order and we will tell you honestly whether we can meet it.
7. How to read our figures
Our costs are estimates presented as a range, built from current Canterbury trade rates, typical labour hours, materials and an allowance for access. We publish the rate card with your schedule so you can see what was applied.
Actual costs will differ, sometimes materially. The usual reasons are:
- Hidden scope. What is found once linings, cladding or floor coverings come off is routinely worse than what an inspector could see.
- Access. Scaffolding, height, confined subfloors and site constraints move costs a long way.
- Market conditions. Trade availability and material prices change.
- Specification. What you choose to replace something with is your decision, not ours.
- Limits of the report. If the inspection was restricted — no roof access, no subfloor entry, furniture in the way — our costing inherits those limits. We identify them in the schedule.
Our schedule is a tool to help you make a decision. Before committing to any significant work, get written quotes from suitably qualified and, where required, licensed tradespeople. For structural, weathertightness or geotechnical concerns, engage a chartered professional engineer.
8. Liability
We will perform the service with reasonable care and skill.
Subject to clause 9, and to the extent permitted by law:
- our total liability to you arising out of or in connection with your order, whether in contract, tort (including negligence), equity or otherwise, is limited in aggregate to the fee you paid for that order;
- we are not liable for indirect or consequential loss, loss of profit, loss of opportunity, or loss arising from a decision to buy, not buy, or offer a particular price for a property; and
- we are not liable for any error or omission that originates in the inspection report you supplied, or for anything the inspection did not cover.
Nothing in these terms limits liability for fraud, or for anything that cannot lawfully be limited.
9. Your rights as a consumer
If you are a consumer under the Consumer Guarantees Act 1993, that Act gives you guarantees that cannot be excluded or limited, and nothing in these terms affects them. The limitation in clause 8 applies only to the extent the Act allows.
If you acquire our service for the purposes of a business, you agree that the Consumer Guarantees Act does not apply, and that sections 9, 12A and 13 of the Fair Trading Act 1986 do not apply, to the extent permitted by section 5D of that Act.
10. Refunds and cancellation
Because we begin work as soon as your report arrives, orders cannot generally be cancelled once submitted. We will refund you in full if:
- we decline your report under clause 5;
- we determine we cannot cost enough of your report to give you something useful, which we will tell you rather than issue a thin schedule; or
- we fail to deliver at all.
If you are unhappy with your schedule, contact us. We would rather fix it, re-cost it or refund it than leave you with something you cannot use. This is in addition to your rights under the Consumer Guarantees Act.
11. Intellectual property
You keep all rights in the inspection report you send us. We claim nothing in it.
We own the costed schedule we produce, along with our methods, rate card and templates. On payment you get a perpetual, non-exclusive right to use your schedule for your own purposes, including sharing it with your lawyer, broker, bank, insurer, the vendor or their agent in connection with the property it concerns. You may not resell it, publish it commercially, or systematically extract our rate card for use in a competing service.
12. Privacy
We handle personal information in accordance with the Privacy Act 2020 and our Privacy Policy, which forms part of these terms. Please read it — inspection reports often contain personal information about people other than you.
13. Independence
We accept no commission, referral fee or other benefit from any tradesperson, builder, supplier, inspector, agent or lender in connection with your order. If we ever name a trade, it is because it is relevant, not because we are paid to.
14. Changes to these terms
We may update these terms. The version that applies to your order is the version published when you placed it, and the date at the top of this page shows when it last changed.
15. Law
These terms are governed by New Zealand law and the New Zealand courts have non-exclusive jurisdiction.
