First home buyers
Your first house.
And fifty pages you cannot make sense of.
A building report lists everything wrong with a house, in builder's language, with no prices on it. We turn it into a plain-English schedule that says what it costs, what is urgent, and what is just an old house being an old house.
Urgent, soon, or just old
Everything grouped so you can see what has to be done before you move in, what to budget for in year one, and what simply needs watching.
Real Canterbury prices
Built from local trade rates, which we publish alongside your schedule so you can see exactly what was charged per hour.
Someone to actually ask
A call with a licensed building inspector is included. Ask the questions you did not want to ask in front of the agent.
What it looks like
A real schedule, for a real Canterbury bungalow
Fourteen findings, costed and grouped by urgency. The property is fictional; the method is exactly what you receive.
Pricing
$179, or $225 for four bedrooms and up
We check it before we start. If too much is unreadable, or it isn't something we can price responsibly, we say so and refund you in full.
Straight answers
Before you ask
Does this mean the house is a lemon?
Usually not. Almost every house over thirty years old comes back with a list. The point is knowing whether that list is $5,000 or $40,000 before you commit.
Do you come and inspect the house?
No. We work from the report you already have. If it does not cover something, we say so and tell you what to go back and ask your inspector.
Will my bank or my lawyer want this?
It is not a valuation and no lender requires it. People use it to sanity-check a budget, and it makes for a far better conversation with a lawyer than "the report found some things".
Not sure it is worth it?
Ring Phil on 021 360 227 and describe your report. If we cannot help, he will say so.
