Report Review

After the report

The report came back with problems.
Now you need a number.

"There are issues with the house" is a weak position. "There is $18,400 of work here, itemised and referenced to your own inspector's findings" is a different conversation entirely.

Itemised and referenced

Every line cites the item number and page it came from, so nothing can be waved away as opinion.

Grouped by urgency

Separates what must be done before settlement from what can wait, so you are negotiating on the right figure rather than the scary one.

Priced, not hand-waved

Low and high allowances built from Canterbury trade rates, with the rate card published alongside so the numbers can be checked.

Straight answers

Before you ask

Will the vendor accept it?

That is between you and them. What it does is move the discussion from vague concern to specific numbers with a source, which is a stronger place to argue from.

Can I send it to the agent or my lawyer?

Yes. The schedule is yours to use for the property it concerns, including sharing it with your lawyer, broker, bank or the vendor's agent.

Is it a fixed quote?

No. It is a costing range to make a decision on. Real cost depends on access and what turns up once things are opened up, which is why every line has a low and a high.
